Most top-floor leaks in Mumbai start on the terrace. Every year we see the same story: a damp patch on the ceiling in July, a quick coat of “waterproof paint” in August, and the same patch back the next monsoon. This guide explains when to do terrace waterproofing, what a proper job involves, and what to ask any contractor before you pay.
When is the right time?
The best window in Mumbai is November to April, with the work finished by mid-May. There are three reasons:
- The slab needs to be dry. Most systems need a dry surface to bond. After the monsoon a concrete slab holds moisture for weeks, so work done in October can fail if nobody checks the surface first.
- Curing needs clear weather. Coatings and membranes need a few dry days to cure. Pre-monsoon showers in late May and June make this a gamble.
- Testing only works when it’s dry. A proper flood test, keeping water on the terrace for 48 to 72 hours, only tells you something when any new damp patch below can only have come from the terrace.
If your terrace is leaking right now, a full job isn’t practical in the rain. You can limit the damage: clear the rainwater outlets, seal visible cracks and pipe joints temporarily, and note exactly where the water appears below. That record makes the proper repair much more accurate later.
Why terraces leak in the first place
The open middle of a terrace is rarely the problem. Water gets in at the details:
- the joint where the slab meets the parapet wall
- rainwater outlets that were never sealed properly
- pipe, cable and AC stand penetrations
- the base of the water tank
- cracks in old screed, and hollow tiles that let water travel underneath
- low spots where water stands for days after rain
This is why a coat of paint over the whole terrace so often fails. It covers the open area well and misses the places where water actually enters.
What a proper job involves
- Inspection. Check the terrace, the outlets, the parapets and the ceiling below, and find where the water is entering.
- Removing what has failed. Peeling coatings, hollow screed and loose tiles come off. Anything applied on top of them just moves the leak.
- Repairing the concrete. Cracks are opened and filled, and broken areas rebuilt.
- Correcting the slope. Water should reach the outlets, roughly a fall of 1 in 100. Standing water eventually beats any waterproofing.
- Treating the details first. Rounded coving where the slab meets the parapet, sealing collars at outlets and pipes.
- Applying the right system, taken up the parapet walls by at least 300 mm, not just across the floor.
- Flood testing for 48 to 72 hours before anything is covered.
- Protecting the layer with screed, tiles or a reflective topcoat, depending on how the terrace is used.
Which system is right?
There is no single best product. It depends on the terrace:
- Exposed terrace in full sun: an APP bitumen membrane with a protective layer, or a UV-stable PU (polyurethane) membrane.
- Terrace with many pipes, corners and AC stands: a liquid PU membrane, which forms one seamless layer around every detail.
- Terrace that will be tiled and used: a membrane or flexible coating under the tiles, with the slope corrected first.
- Sound slab with light use: an acrylic elastomeric coating with fibre mesh at the cracks. It costs less, but plan to recoat every few years.

What does it cost?
Any single per square foot figure you see online is misleading, because two terraces of the same size can cost very differently. What actually decides it:
- the condition of the slab, and how much old material has to come off
- how many corners, joints, outlets, pipes and stands need separate detailing
- the system chosen, and whether it will be tiled or screeded over
- access, and the size of the terrace
Be careful with a low flat rate quoted over the phone. It usually means one coat of a paint-on product with no surface preparation, which is the most common reason waterproofing fails within a couple of monsoons.
Six questions to ask before you pay
- Where exactly is the water getting in, and how do you know?
- What will you remove, and what will you repair before waterproofing?
- Which product brand and system, at what thickness, and how many coats?
- How will you treat the outlets, parapet joints and pipe entries?
- Will you flood test before covering the work?
- Is the warranty in writing, and what exactly does it cover?
A contractor who answers these clearly, in writing, is usually one who will do the job properly.
How we work. SECMONT does terrace waterproofing across Mumbai, Navi Mumbai, Thane and Pune. Every job starts with a free site inspection and a written diagnosis, then a fixed, itemised quote. The work is flood tested before handover and comes with a written warranty of up to five years.
